Job Summary
The Senior Project Manager is responsible for managing operations of multi-site multifamily and commercial construction projects. They must have experience with construction of projects in the $20M+ range. The Senior Project Manager will ensure the project maintains alignment with the long-term project plan and budget. They will support operations, projects and project management teams, ensuring projects are completed in accordance with design, budget, and schedule. Strong leadership skills, communication skills, the flexibility to travel as needed, and ability to present information in verbal and written form in an organized and logical manner.
Qualifications

- 5+ years of experience in construction management, with a proven track record in commercial and multifamily projects.
- Bachelor’s degree in construction management, Civil Engineering, or a related field preferred.
- Extensive experience leading large-scale construction projects from inception to completion.
- In-depth knowledge of construction processes, best practices, and project lifecycle management.
- Proven ability to oversee multiple projects simultaneously while maintaining budget, schedule, and quality control.
- Expertise in budgeting, scheduling, contract negotiation, and resource allocation.
- OSHA certification required, with a commitment to enforcing safety regulations and protocols.
- Ability to develop and maintain strong relationships with clients, subcontractors, and stakeholders.
- Must provide three positive and supportive client references from the past five years.
Key Responsibilities

- Professionally represents ELITE Construction with Clients, Subcontractors, Architects, and Engineers.
- Performs an in-depth review of project’s construction documents to gain thorough understanding of plans & specs, MEPs, take offs, etc. Identifies potential VE opportunities, RFIs, and delays that may lead to claims.
- Coordinates with Estimating during Preconstruction to properly level bids, vet subcontractors, and buyout each portion of the scope with the most competent subcontractor within budget.
- Conduct preconstruction meetings with each selected subcontractor for page turn and building relationships.
- Ensures daily logs are thoroughly completed by superintendent daily and prepares weekly reports for ELITE Team regarding status of projects.
- Adheres to company policies and procedures, always including implementation of onsite safety programs.
- Manages internal resources and subcontractors/vendors for the efficient execution of projects.
- Maintains oversight of project documentation throughout the project.
- Reviews Subcontractor payapps and required backup, and in turn creates Prime Contract payapps for submission, then monitors release of payments per contract terms.
- Coordinates the completion of projects on time, within budget and within schedule.
- Assists in defining project scopes, objectives, and ensuring the technical feasibility of the projects.
- Oversee all aspects of projects, including setting deadlines, assigning responsibilities, and monitoring and summarizing the progress of the projects.
- Manages and minimizes change orders to always maintain project expenses within budget.
- Conducts OAC meetings for each project on a weekly/biweekly basis.
Capabilities/Key Competencies

- Proven working experience in construction project management.
- Thorough knowledge of project management of interior and exterior ground-up construction from pre-construction through completion on projects.
- In-depth understanding of construction plans, MEPs, take offs, and blueprints.
- Strong working knowledge of Sage Construction, PlanSwift & Microsoft Office.
- Skillset of Construction Management, Estimating, Planning, Reporting, and Communication with Team.
- Excellent written and verbal communication skills.
- Efficient organizational skills including attention to detail and multitasking skills.
- Familiar with a variety of construction concepts, practices, and procedures.
- Ability to lead and direct the work of subcontractors on the project team.
- Must have experience developing, managing, and forecasting a budget for projects.
- Ability to maintain schedule and timeliness of the project from pre-construction through close-out.
- Strong conflict management and resolution skills, with the ability to anticipate potential conflicts, address issues proactively, and implement effective solutions to maintain project progress and team cohesion.
- Experience running multiple construction projects and project teams while developing assistant project managers, assistant superintendents, and foremen into future leaders.
- Effectively communicate, organize, plan and execute project plans.
- Proven leadership experience in professional, personal, or civic roles, demonstrating the ability to guide teams, make strategic decisions, and drive project success.
